What does the letting service include?

Asuntoseppä’s letting service covers the entire process, from assessing the rent to finding a tenant. We handle photography and marketing, viewings, processing applications, checking applicants’ credit records, preparing the tenancy agreement and electronic signing.

How much does letting cost?

Our letting fee is fixed and depends on the number of rooms. Fees start at €499 and include VAT at 25.5%, so you know the cost before we begin.

Who pays the letting fee?

When a landlord instructs Asuntoseppä to let a property, the landlord pays the letting fee. We do not charge the tenant an agency fee.

How is the tenant selected?

We review applicants’ applications and check their credit records. We present suitable applicants to the landlord and help them make an informed tenant selection. The landlord makes the final decision.

How quickly can my property be let?

The time required depends on location, condition, rent and current demand. Appropriate pricing, quality marketing and an active approach help us find a suitable tenant while avoiding unnecessary vacancy periods.

Can Asuntoseppä also manage the tenancy?

Yes. After letting, you can leave ongoing tenancy management to Asuntoseppä. We handle rent monitoring, tenant communication, rent increases and other agreed practical matters.

Can you let my apartment in Turku while I live abroad?

Yes. Asuntoseppä can arrange the local letting process while you live abroad, including marketing, viewings, reviewing applications and preparing the tenancy agreement. We present suitable applicants to you, and you make the final decision on the tenant. Before we begin, we agree on access to the property, the documents needed and how to keep in touch.

Can the agreements be signed remotely?

Our letting service includes electronic signing of the tenancy agreement. We will guide you through the documents, identification and signing arrangements needed for your situation. Before letting starts, we also prepare the letting agency agreement with you and agree on any authorisation required.

Who handles viewings and the key handover?

Asuntoseppä arranges local property viewings and coordinates the practical start of the tenancy, including the key handover. We agree with you how to obtain access to the property and how keys will be delivered or collected. Tell us in advance if the property is occupied or if someone else holds the keys.

Can you look after the property after a tenant moves in?

Yes. Ongoing rental property management is available as a separate service after the letting. It covers agreed matters such as rent monitoring, tenant communication, reporting and coordinating repairs and inspections. If you live abroad, we can agree on a service that gives you a local contact for the day-to-day tenancy matters.
