Tenant's guide
Welcome to Asuntoseppä!
Thank you for your trust. We want to make your rental experience as smooth as possible from start to finish. This guide brings together the most important instructions for before you move in, during your tenancy and when moving out.
If you have any questions, we are happy to help.
Before moving in
Deposit
The deposit must be paid before the keys are handed over and no later than the date stated in the tenancy agreement.
Email proof of payment to Asuntoseppä before collecting the keys:
jere@asuntoseppa.fi
The deposit is provided as agreed in the tenancy agreement, either:
- by payment to the account specified by the landlord
- through Fiksuvakuus
- by payment to a bank deposit account
- in another way approved by the landlord.
If a payment reference is used, always use the reference stated in the agreement.
Home insurance
The tenant must maintain home insurance covering both personal belongings and liability throughout the tenancy.
Proof of insurance must be provided to the landlord or Asuntoseppä on request.
Key handover
Keys are usually handed over at Asuntoseppä’s office.
You will be notified as soon as the keys are available for collection. Collection is on weekdays between 08:00 and 16:00.
If the previous tenant still occupies the property, the keys will only be handed over after they have moved out, the inspection has been completed and any necessary maintenance has been carried out.
In some cases, the landlord hands over the keys directly.
Condition report
Complete the move-in inspection form as soon as possible after moving in.
Record all defects and shortcomings you notice.
We also recommend photographing all observations and keeping the photographs throughout the tenancy.
A carefully completed condition report protects both the tenant and landlord against possible disputes.
Notification of a change of address
Remember to notify the following of your change of address:
- the Digital and Population Data Services Agency
- Posti
- the housing company (where necessary)
During your tenancy
Rent payments
Rent must be paid to the account stated in the tenancy agreement by the agreed due date.
Any water, electricity and other charges are paid as specified in the tenancy agreement.
If your rent payment is delayed, notify the landlord as soon as possible.
Electricity and water
Depending on the tenancy agreement:
- you arrange your own electricity contract
- electricity is billed according to consumption
- electricity is included in the rent
- or a fixed monthly charge applies.
Water charges are also determined by the tenancy agreement.
Always check the terms of your own agreement.
Smoking and pets
Smoking inside the property is prohibited.
Also comply with any housing company rules on smoking.
Pets are only allowed if this has been agreed with the landlord in the tenancy agreement.
The tenant is responsible for all damage caused by pets.
Smoke alarm
From 1 January 2026, the building owner, such as the housing company, is responsible for providing and maintaining smoke alarms.
Test smoke alarms regularly and promptly report faults, such as a low battery, to the building owner or maintenance company.
Wall fixings
Do not drill holes in bathroom walls.
Use fixings suitable for the surface material when attaching items to other walls.
The tenant is responsible for any damage caused by fixings.
Reporting faults
Notify the landlord promptly of any faults or damage you notice in the property.
It is particularly important to report immediately, for example:
- water leaks
- moisture damage
- electrical faults
- broken appliances.
Prompt reporting prevents further damage.
Moving out
Giving notice to end the tenancy
The tenant’s notice period is one month.
The notice period runs from the last day of the calendar month in which notice was delivered.
Notice must be given in writing and signed by all tenants. The easiest way is to complete the online notice form on Asuntoseppä’s website.
Notification of a change of address
Remember to submit a new change-of-address notification to:
- the Digital and Population Data Services Agency
- Posti
- the housing company.
